How much is land transfer tax in Ottawa? Ottawa buyers pay Ontario’s provincial land transfer tax only. Ottawa does not charge a municipal land transfer tax like Toronto does. The tax is 0.5% up to $55,000, 1% from $55,000 to $250,000, 1.5% from $250,000 to $400,000, and 2% from $400,000 to $2 million, with 2.5% above $2 million for homes with one or two single-family residences.

First-time home buyer rebate

Eligible first-time buyers can receive a refund of up to $4,000 on the Ontario land transfer tax. The rebate fully covers the tax on a home priced up to about $368,000, and reduces the tax by $4,000 above that. Your lawyer usually applies for the rebate at closing. Check the Ontario government website for the latest eligibility rules.
